Renewals
Renewals that never start late
Every lease is tracked by the month it ends. Offers are drafted from your renewal policy well ahead of time, residents are reminded and called, and the board shows who has decided and who has not.

The board
Every expiring lease, by month.
The rate is kept leases out of decided ones, so a month with no answers yet does not look like a good month. Anything without an offer is flagged before it becomes a vacancy.
- Leases grouped by the month they end
- No-offer units flagged first
- Kept, lost and undecided, never blended

The follow-through
Offers sent once someone says yes.
Drafts use the rules you set. A person approves, the resident gets the offer, reminders and a call follow, and anyone who wants to talk is handed to your team.

Drafted from your policy
Increases, terms and exceptions follow your own rules.
Approved by a person
Nothing goes to a resident until someone on your team says yes.
Reminders and calls
Undecided residents are reminded on a schedule and called when it helps.
History kept
Every month's outcome is saved, so the trend is real, not remembered.
Questions operators ask
Can we set different rules per building?
Yes. Each property keeps its own renewal policy.
Who talks to a resident who wants to negotiate?
Your team. Anything outside the policy goes to a person with the history attached.
Does the lease itself move?
No. The lease stays in your property management system.
