Leasing fills a unit once. Maintenance decides what the year costs. Requests, emergencies, technicians and turns run in the same system as everything else, not in a spreadsheet beside it.

A call at 2am reaches a person.
An out of hours emergency is answered, triaged and escalated along your on-call list until somebody picks up. The resident is told what to do in the meantime, and who is coming.
